Had a chance to listen to Chapter 12, and it is also PL OK.
All that talk of a "spare room" made me think of another famous "spare room."

The "spare room" reference is from The Lion, the Witch and the Wardrobe" the C.S. Classic first book of the Chronicles of Narnia series. There have been several movie versions, of course. Wonderul, magical places those spare rooms . . . .

And, Chapter 13 is also PL OK!
