A book "The Rookeries of London" by Thomas Beames (published in 1850), is not on Gutenberg yet; a first edition is on abebooks at £150; is not on archive.org.

It appears to be a scan of the original text.

Yes, it's a scan that says 1850 on the first page where it says anything. So: good to go.
We prefer to use other sources since google books may be blocked in other countries (often for weird reasons), but as far as reading is concerned, it's okay.
